ACCOMMODATIONS
The Top Affiliate experience includes a three night stay at the Silverado Resort for arrival on Monday, May 5 and departure on Thursday, May 8, 2025. If you would like additional nights, please let us know and we will check availability and rate with the hotel. Please note that all incidentals and any additional room nights are at your own expenses. Please confirm your arrival and departure dates and any special requests through the RSVP form below.

TRAVEL
ERA Real Estate provides a $1,500 travel accommodation per company towards your air and ground travel expenses. We recommend booking your air travel at the same time you complete your RSVP.
The Silverado Resort is nestled in the heart of Napa Valley, with the nearest airport being Sonoma County Airport and the largest airport being San Francisco International Airport.

Important Reminder: Starting May 7, 2025, all travelers aged 18 and older must present a REAL ID or an acceptable form of identification, such as a passport, to board domestic flights in the U.S.
Activity Options for Tuesday, May 6
Biking the Vineyards
- Enjoy a ride through scenic vineyard-lined roads and soak in the breathtaking Napa landscapes.
- The experience includes bike, (e-bike available), helmet, professional local tour guide, water and transportation.
- For this flat terrain ride, a medium level of fitness for standard bikes is recommended, this experience is not recommended for someone who has never ridden a bike.
- For those selecting an e-bike, a lower level of fitness is acceptable as the bikes do most of the work for you
- The recommended attire is casual yet layered and sneakers / closed toed shoes are a must. Pants are highly recommended – jeans are ok, but more comfortable attire is suggested.
- The total time for this experience is 3.5 hours.
Napa Guided Hike
- This refreshing 3.25-mile hike through the most inland area of the Coastal Redwoods offers the perfect balance of gentle elevation and breathtaking scenery, requiring nothing more than sturdy shoes. Along the way, uncover the rich history of Napa’s indigenous tribes.
- This experience is designed to be entry level and approachable for all levels of athleticism
- The recommended attire is casual yet layered. It will be brisk in the morning and warm up rapidly as the temperature rises. Sturdy shoes recommended.
- The total time for this experience is 3.5 hours.
Spa at Silverado Resort
- Enjoy a Napa spa day with a visit to the Spa at Silverado.
- Select from either a 50-minute Relaxation Massage or 50-minute Brightening Radiance Facial.
- Appointments are available for 10am, 11am, and 12pm.

Napa River Guided Tour
- The Napa River offers vibrant wildlife, providing a breathtaking backdrop for your exploration.
- As you paddle, immerse yourself in the rich history of the river, uncovering stories of its past, its diverse inhabitants, and Napa Valley’s remarkable ecosystem.
- Choose a sleek paddleboard, a single kayak, or a tandem kayak designed for effortless exploration with a partner.
- For those new to paddling, the tandem kayak offers the perfect introduction and stability.
- Includes local guide, water, snacks, dry bags, life jackets, and transportation to the experience
- This experience is designed to be entry-level and approachable for all levels of athleticism.
- The recommended attire is casual yet layered as the morning will be brisk and warm up rapidly as the temperature rises. Flip flops or boat shoes are recommended.
- The total time for this experience is 3.5 hours.
Golf at Silverado Resort
Golfers will play the 72 par North Course which has hosted legendary PGA Tour events where icons like Jack Nicklaus, Tom Watson, Johnny Miller, and Max Homa have claimed victory.
- On-course snack bar available for beverages and food.
- Tee times start at 10:30am.
- Includes shared golf cart.
- Rental clubs available.

Who qualifies for the Top Affiliate experience?
Top 20 companies in units and/or volume are ranked by closed transactions for the full calendar year based on data input into dash by year-end. This year’s trip is inclusive of the Top 20 companies from 2024. Gene Francis Award finalists for 2024 will also be invited!
What does the Top Affiliate experience include?
- Two (2) attendees per company, regardless of ownership structure, to attend this year’s Top Affiliate program in Napa, California. Note: For companies with multiple owners, it is important for you to collaborate on how those two spots will be used. For example: one owner and their guest, or two owners.
- Accommodations for arrival on Monday, May 5 and departure on Thursday, May 8, 2025
- $1500 travel per diem, per company
- All receptions and meals included in the event agenda
- Two (2) activities per attendee
- There will be limited opportunities to buy-in to Top Affiliate. Contact ERAEvents@TeamERA.com for interest or questions.
- Note that all Top Affiliate participants must be 21 years of age or older.
Is This Trip Taxable?
Yes, the Top Affiliate event is taxable as it is an incentive trip. All participants will need to complete the following steps to report the trip for tax purposes and receive your travel per diem:
- Send your signed W9 so we may process your $1,500 travel accommodations per company. This will be paid by check following the conclusion of the event.
- The W-9 should be completed for the individual attending the event and NOT the attendees’ brokerage, legal entity, etc.
- The name on the W-9 form should be the attendee’s name.
- The business name on the W-9 should be blank.
- The individual/Sole Proprietor box for Federal Tax Classification should be checked.
- The Social Security Number field should be completed and NOT the Employer Identification field.
